Questions before you build
What does a custom home cost?
Most of our homes land between $425 and $600 per sq ft, plus land and site work. You get a written range after the first site walk, free.
Can you build on my lot?
Yes. We check slope, septic or sewer, setbacks and access before we draw a line, so the design fits the lot you have.
How long do permits take?
In Pierce County, about 10-16 weeks for a new home and 8-12 for an ADU. We prepare and track the whole permit set.
Will you build another architect's plans?
Often, yes. Send the set and we'll price it within two weeks, with any changes we'd suggest listed separately.
What does the warranty cover?
One year for fit and finish, two years for plumbing, electrical and heating, and ten years for the structure.
